Warehouse development in the London borough of Newham which combines modern industrial requirements with exciting architecture

Situated in East London with excellent infrastructure connections, Beckton Gateway is a redevelopment comprising of four industrial warehouse units and an integrated office space. Throughout the design process we have worked closely with Newham Council, the Greater London Authority, Transport for London and the Newham Design Review Panel to ensure a proposal appropriate for the location was developed.

Through careful space planning and understanding the client’s needs we were able to unlock a complicated site that was heavily influenced by utility constraints. The design approach ensures maximum future flexibility with units capable of both subdivision and amalgamation, whilst also maximising the site’s potential for storage capacity at over 300,000 sq.ft. Beckton aims to achieve a BREAAM Excellent certification and has a strong focus on sustainable energy generation.

The proposed design considers the well-being of staff and the environment by incorporating ecological enhancements and amenity areas for employees. Beckton Gateway exceeds biodiversity net gain requirements, facilitating a positive impact on the natural environment and wildlife habitats. The scheme integrates a carefully considered landscape approach that creates a sense of openness and connection to the public realm, whilst maintaining the high level of security required.

The units are a modern design with a sophisticated selection of materials that echo the industrial character of the site and its surrounding context. The office areas are highlighted by a feature cladding border, which creates a striking contrast of colour to the dark warehouse cladding. A series of repeating glazing modules are spaced uniformly to create the architectural language and rhythm giving the building its identity. These glazing modules allow natural light and ventilation to enter the office spaces, creating a comfortable and productive work environment.
